Closing and Escrow Services

Selecting an escrow closing agent is one of the most important steps in your escrow and closing process. You will be working closely with your closing agent, often daily, throughout the entire period of your real estate sale or purchase. Title Insurance

For a one-time fee at closing, the purchaser (and lender, if applicable) are protected against loss by the issuance of a title insurance policy. If the status of title to a parcel of real estate is other than as represented in the title insurance policy and the insured suffers a loss as a result of a title defect, the insurer will reimburse the insured for that loss and any related legal expenses, up to the face amount of the policy. In addition to being a great value, title insurance differs significantly from other forms of insurance. While most other forms of insurance pool the risks for losses arising out of unforeseen future events (such as death or accidents), the primary purpose of title insurance is to eliminate risks and prevent losses caused by defects in title arising out of events that have happened in the past. To achieve this goal, the professionals at Ace Title Services, Inc. perform an extensive search of the public records to determine whether there are any adverse claims to the subject real property. The adverse claims are eliminated prior to closing and prior to the issuance of your title insurance policy. To the extent of adverse claims that cannot reasonably be identified, such as fraud or forgery in the chain of title, your title insurance policy will defend and protect your interest in the title.

For Sale by Owner

For sellers, we help you sell your house by preparing the purchase and sale contract through our in-house attorneys and coordinating all aspects of your closing in accordance with the contract. For buyers and/or sellers, we are your escrow and closing agent and securely hold the deposit in trust. We search and examine title and coordinate with the parties and the buyer's lender, if any. Our experienced and courteous team will take the stress out of your closing.
